The notice can be simple:
"This is to confirm that the Purchaser (or Seller) is exercising the attorney
contingency clause. I am presently in negotiations with the Seller's (or Purchaser's) attorney
and we are negotiating a final contract."
Of course, the notice should be sent to all parties and counsel who are identified on the broker's contract.
